District Management Services, LLC (DMS) provides District management services to Community Development Districts throughout the state of Florida. Part of the management services DMS provides includes conducting meetings of the Board of Supervisors, publishing notices for all meetings and public hearings, maintaining District records and performing all state required filings. The DMS management staff prepares annual operations and maintenance budgets and holds public hearings for approval and adoption. DMS also coordinates the bidding process for all District construction and service contracts as required by law. Being a special purpose unit of local government and a public entity, the administrative requirements of a CDD are very similar to those of a city or county. Our District Managers are responsible for the oversight of all maintenance functions for District owned facilities and properties.
Administration - As part of DMS' administrative duties, we conduct board meetings, publish notices, record and distribute minutes, maintain District records and files and perform all other administrative functions necessary for the efficient and professional District management.
Compliance - DMS ensures that all Districts are in compliance with state filing requirements, the legal publications of all meetings, notice requirements, public disclosure requirements and following the guidelines for the bidding of services.
Recording Secretary - Our staff records, transcribes and distributes minutes from all Board of Supervisors meetings and public hearings.
Budgets - Our Managers and Accounting Staff assist in the preparation of all District's annual operations and maintenance budgets.
Maintenance - Our DMS staff coordinates the activities of third party vendors and providers and oversees the maintenance for the common areas and all community facilities.
